Pay close attention to details because there are only a few sources for hard money loans available today.<strong></strong></p>
<p>A hard money real estate lender is a certain type of lender that loans on the future equity of the house after repaired value. Unlike conventional lenders these lenders don&#8217;t care about what the house is worth at the present time. They don&#8217;t even want to <em>know</em>; all they care about is what the house is going to be worth <em>after </em>it is fixed up and ready to sell.</p>
<p>Take a look at some important facts on how hard moneylenders work:</p>
<p>1. They loan on <em>future </em>equity not what the house is worth.</p>
<p>2. They can close in as little as two weeks.</p>
<p>3. You will not go through nearly as much red tape than if you went through a conventional lender.</p>
<p>4. They give you the money to fix it up in a drawtype system. If you don&#8217;t know what that is just follow the example below; it will explain everything to you.</p>
<p>5. Hard money loans are shortterm loans; generally 36 months.</p>
<p>6. They generally loan as much as 65 of after repaired value. For example if you found a house for sale for 20000 in asis condition and it would be worth 60000 after repairs the hard money lender would loan you as much as 39000 which would leave you with almost twenty thousand dollars to hire someone you&#8217;ve found to help bring the house into a livable condition.</p>
<p>7. Hard moneylenders usually do not require a down payment. You heard me rightmdash;no money down. A conventional lender almost always requires at least 20 down with good credit for an investor property. However depending on how bad your credit is you may have to pay a small fee but some hard moneylenders can even finance that fee directly into your loan; you just need to ask them about that.</p>
<p>8. And last but definitely not leastmdash;they will give you money even if you have bad credit no pay stubs or no tax returns. This really opens doors for most entrepreneurs. Lets face itmdash;all of us whove ventured out on our own to start our own businesses probably have some bad credit from past bad opportunities and some pretty pitiful tax returns that a conventional lender would laugh at. So these hard money loans are a second chance for us to make some serious money in real estate. By the way I can get a conventional mortgage now anyway but I personally still use hard money loans because what they offer surpasses any conventional loan program Ive ever heard of.</p>

<p>One of the more common fears among homeowners facing foreclosure is that the bank will suddenly start garnishing their wages in order to pay back the loan. With how far behind some homeowners fall this fear can result in the anticipation of their not having enough money to pay the bills keep the lights on or feed their children. Especially if the income situation has deteriorated quite a bit there may just not be enough money to pay the mortgage at this point.</p>
<p>However the good news is that banks can not garnish a homeowner&#8217;s wages during the foreclosure process. The very simple reason for this is that the real estate is collateral for the loan no other assets or future income source is pledged. If a car loan goes into default the car is repossessed first; same with a mortgage in default: the bank can only take back the collateral that is pledged on the loan and there is no recourse to any other asset or income source.</p>
<p>Thus the bank will have to take the property all the way through the foreclosure and have the court order it to be sold at a county sheriff sale. This auction is the legal mechanism by which the bank is allowed to attempt to recover the amount it is owed on the loan. If the sheriff sale pays off the mortgage in full there is nothing further to collect.</p>
<p>If the property does not sell for enough to pay the loan off completely some states allow mortgage companies to sue for a deficiency judgment after the foreclosure. Again not all states allow this under the foreclosure laws but it would give banks the right to garnish wages after the foreclosure if they decide to sue for the judgment. But again this comes only after the sheriff sale and there would be no wage garnishment during the foreclosure process itself.</p>
<p>Banks rarely if ever sue former clients for deficiency judgments though because they know foreclosure victims do not have a lot of extra cash to pay down another judgment after losing their homes. It would take the bank too much time and money to sue again when they did not collect very much on their original foreclosure lawsuit.</p>
<p>Lenders of course do nothing to dissuade homeowners from having the fear of wage garnishment. In fact being sued after foreclosure and the threat of losing their job income or other assets is often used by customer service representatives of mortgage companies to compel homeowners to keep making payments even if they can not afford to do so. But foreclosure victims do not have to fear that the bank will come after their income during the foreclosure and will not have to worry about the possibility even after losing the home.</p>

<p>Depending on who you listen to right now we are either at the beginning of a severe economic slow down or the first steps into a fullblown recession. Either way the point of arguing which it is makes little sense. We are to all intents and purposes into what I would like to call tough times and such times are rife with opportunity.</p>
<p>I know this sounds like a contradiction in terms so let me explain. When the going is good so to speak and anyone can make money almost everyone makes money and trends develop. Because money does not like risks investors latch onto trends which we call bandwagons until they fall out of favour or run their course and then new trends develop.</p>
<p>These trends then become the main means of making money to the point that almost everything else is overlooked. Real estate is a prime example of such investment and investors behaviour. The moment anyone mentioned real estate investment everyone thought of singlefamily homes simply because we have all heard the stories of making several thousand dollars in a matter of days by doing and flipping a property or making money by simply buying low and selling high.</p>
<p>When things get tough you need to be more creative and look for opportunities which do not just generate cash but they also hedge you against risks and this is exactly where investing in multifamily properties makes perfect sense. Rather than magnifying the problems as most people seem to think this kind of approach actually spreads the risks. I know for example that at least one in nine families will be unable to meet the rent move out and the property will remain empty for a month or two as I try to find another tenant. In a singlefamily property this kind of thing can wipe out your profit of the entire year. In a multifamily property however the multiple income streams generate enough margin for me to absorb this and go one without missing out in any profits.</p>
<p>When I explain this in seminars I am always asked about problems with tenants and everyone is surprised when I say that I never see a single tenant. I have negotiated with a company which handles that side of things deals with messy plumbing emergencies and gets to hear all the complaints I have little time and no inclination to deal with.</p>
<p>This allows me to strategise my investing and my thinking and move on to the next big thing in my real estate portfolio. A slow down in the economy may well force real estate investors to reconsider their approach which means they will start to turn their attention on spreadrisk ventures and multifamily properties.</p>

<p>Wigan in the northwest of England has been identified as an investment property hotspot by property experts Frank Knight who believe that the 700 million of regeneration funds due to be invested in the area over the next decade will drive the towns success.</p>
<p>The area offers many factors that Frank Knight believes are ideal to encourage property investment such as the building of business and retail parks and plans for new residential developments and leisure facilities. Given that Wigans heritage as with most of the NorthWest was based around heavy industry there is plenty of scope to transform the largely industrial landscape and offer a bright modern future which is encouraging news to both residents and potential investors.</p>
<p>Wigan Councillor John ONeill who has championed the regeneration cause for the town says that the private sector is already aware of the development potential and has started investing. He said: This news is quite significant for any town but particularly for Wigan which has traditionally been seen as an industrial area. Over 700 million is due to be invested in Wigan Borough over the next ten years encompassing everything from new business parks to retail and leisure facilities to residential developments.</p>
<p>The research carried out by Frank Knight provided evidence that the northwest in general is continuing to provide better than average returns with towns such as Warrington Preston and Bolton as well as Wigan offering the strongest returns. Investment in industrial buildings is providing slightly better returns than that in retail premises and demand is constant especially from overseas buyers and big institutions. Abid Jaffry head of investment for the North West at Frank Knight said: Commercial property continues to attract money from a number of sources and continues to give excellent returns over the medium and long term.</p>
<p>He continues: Service sector growth is a key driver leading to an increase in demand for quality office space and industrial accommodation around the key centres of Liverpool Manchester and Preston. They are magnets for investment as rents have grown steadily particularly in the office market.</p>
<p>With interest rates edging higher and inflation now seemingly under control Knight Frank expect the UK economy to continue its expansion throughout 2007 and 2008. The figures from their review of commercial <a rel="nofollow" href="http://www.thinkproperty.com">property investment</a> bear out that optimism; in the year to April 2007 returns from all sectors stood at 14.8. Granted that was a reduction on the 12year high of 21.6 in July 2006 but is still significantly outperforming returns from gilts and equities over medium and long term encouraging news and one of the reasons why investment in Wigan is looking such an attractive proposition.</p>
